Will this apartment actually pay, as a short-term rental?

You have found a place and the agent has an opinion. We read the address with Γειτονόμετρο, model the nightly rate and the occupancy from the Airbnb listings already trading around it, and send you one PDF: what the apartment would earn, what reaches your account after platform fees, cleaning and management, what the same apartment would earn as a long let, and how many months the furnishing takes to pay back. Ranges, not a single flattering number.

What you get

Six pages that answer one question

1

The address, with sources

Airbnb density and entire-home share within 400 m, noise proxy, metro and stops, asking price and rent per m², the AADE objective zone value, planning coefficients, flood, fire and archaeological constraints, crime against the national rate. Every figure carries the public source and its date.

2

Rate and occupancy, as bands

Conservative, central and optimistic nightly rate and occupancy, modelled from comparable listings in the same radius and discounted for how crowded and how loud the street is.

3

What reaches your account

Gross paid by guests, platform fees, cleaning passed through, net rental revenue, our commission, your payout, then utilities and insurance. The same arithmetic the owner dashboard runs per reservation.

4

Against the long let

The same apartment at the area's asking rent per m², with its costs, its vacancy and its risks, side by side. Sometimes the long let wins, and the report says so.

5

Furnishing break-even

What the apartment needs to open, and how many months of the difference it takes to repay. The number most buyers never compute.

6

Before you sign

Registration eligibility in the district, the building regulation clause that forbids short lets, archaeological and flood implications, the identity file, and the transfer tax base. A checklist, with who to ask.

How it works

Address in, PDF out, two working days

Send the address

Street and number, size, floor, condition, and the asking price if you know it. The form below.

We confirm and invoice

We check the address resolves and that we have comparable listings around it, then send a €79 payment link. If the data is too thin to model honestly, we say so and charge nothing.

We write it

Card read, comparables pulled, bands computed, constraints checked. Written by a person, not generated.

PDF and a call

The report by email plus 20 minutes to go through it, including the parts that argue against buying.

What it is not

The limits, before you pay

  • Not a property valuation. A formal valuation for a bank, a tax authority or a court must come from a certified valuer on the Ministry of Finance register. This is a projection of operating income.
  • Not a promise. Bands are modelled from what comparable listings are doing now. Seasons, events, regulation and your own photos move them.
  • Not legal or tax advice. We flag the questions; your lawyer, engineer and accountant answer them.
  • Not a free estimate in disguise. If you already own the apartment and want to know what we would do with it, that estimate is free: ask for it here.

Who it is for

Buyers, mostly

People about to spend six figures on an apartment because a spreadsheet said 12% yield. Also owners choosing between a long let and short-term, and owners deciding whether a second apartment in the same street is one too many.

Athens and Attica. For other Greek cities ask first: the method is the same but the comparables thin out fast.
